Coverage / site assessment

Coverage is the hard surface already on the lot. That number matters for any hard-surface change, not only a new residence: an addition, a driveway, a deck, a pier-related pad, or almost anything else that paves. Lakefront coverage is reviewed at the Tahoe Regional Planning Agency (TRPA).

Verified existing coverage and allowable coverage are not the same number. This is an assessment, not a permit by itself. An Individual Parcel Evaluation System (IPES) score is a different product. How a pier or residence conforms with scenic regulations is a different product, at scenic assessment.
