Move a pier to another parcel

Moving a pier is not a new-pier allocation.

Moving a pier from one parcel to another uses a pier that already exists. It is not the June 2027 new-pier drawing at the Tahoe Regional Planning Agency (TRPA).

Our team stays with the project through TRPA and the other agencies with a say on the water: state lands, the Corps, water quality, and fish and wildlife.

The sending lot typically gives up the right. The old structure comes out. The receiving parcel has to be able to take the pier. A scenic issue can prevent a transfer.

Is moving a pier the same as the 2027 lottery?

No. Moving a legally existing pier from one lakefront parcel to another is a transfer, not a new-pier allocation at the Tahoe Regional Planning Agency (TRPA). It does not use the June 2027 drawing.

The sending lot typically gives up the right. The old structure comes out. You cannot bank a pier right and float it later: the sending shore is restored, and a deed restriction kills future pier rights on that lot.

The receiving parcel has to be littoral and able to take the pier. TRPA also scores scenic units: the move has to land in the same scenic unit, or in a unit that is already in scenic attainment. A scenic unit can still block a move even when the pier itself is eligible to transfer.

Moving a legally existing pier from one lakefront parcel to another does not require a lottery, is not a repair on the same shore, and is not a way to hold a pier right in reserve.
